Electrical Inspection in California
Most electrical hazards give no warning until something fails. An electrical inspection in California looks at the parts of the system you can't easily judge yourself: the panel, the grounding, the wiring methods, the connections and the protective devices. You get a plain-language report of what was found.

Electrical Inspection FAQs
How is this different from a general home inspection?
A home inspector looks at everything briefly. We open the panel, test devices, check grounding and look closely at wiring methods, which often explains items a general report only flags.
How long does an electrical inspection take?
One to two hours for most homes in California, longer for large or older properties. You get the findings in writing.
What are the most common problems you find?
Missing GFCI protection, double-tapped breakers, ungrounded outlets, overloaded panels, open junction boxes and amateur wiring in garages and additions.
Will you fix what you find?
If you want us to. Each item is priced separately so you can choose. See electrical repair and panel upgrades.
Is this the same as a city permit inspection?
No. Permit inspections are done by the building department on new work. Ours is an independent assessment of the existing system. Related: house rewiring and smoke detector wiring.
